Why JAV Real Estate
I’ve spent more than 30 years in accounting. Earlier in my career I was a partner at an accounting firm that served mortgage companies, where I led the accounting and consulting department.
That work taught me what real estate books demand: detail down to the individual property, careful handling of money that belongs to other people, and reconciliations that are right every single month. I hold every client’s books to that standard, whether you manage properties for owners, own a few rentals, or sell homes for a living.

Frequently asked questions
What do real estate accounting services include?
Day-to-day bookkeeping and a monthly close built for property: rent and expenses recorded by property, bank and trust accounts reconciled, security deposits tracked as liabilities, loan payments split into principal, interest, and escrow, improvements tracked separately from repairs, and monthly financial statements. At year end your CPA or tax preparer gets one organized, reconciled package.
Do you prepare tax returns?
No. We don’t prepare or file tax returns. We keep your books current all year and hand your CPA or tax preparer a reconciled year-end package, and we answer their questions about the numbers. If you don’t have a tax preparer yet, ask us on the call.
What does a real estate accountant do?
A real estate accountant keeps the books for people who own, manage, or sell property: income and expenses recorded by property, bank and trust accounts reconciled every month, deposits, loans, and improvements tracked correctly, and monthly financial statements you can run the business on. At JAV, that work ends with a reconciled year-end package for your CPA or tax preparer.
Can you fix books that are behind or messy?
Yes. If you have months of uncategorized transactions, unreconciled accounts, or mixed personal and business activity, we start with a cleanup, then move you onto a monthly close so the books stay current.
